A single-subject site about industrial bays — the unit of industrial property that most businesses actually occupy, and the one nobody publishes properly.
Why this site exists
Industrial real estate is documented at the wrong scale. Public records describe parcels and buildings. Market reports describe millions of square feet of big-box distribution space. Neither is useful to a business that needs 2,400 square feet with a 14-foot door and three-phase power.
That business needs to know what a bay is, how to size one, what services it needs, what the lease will actually cost, and where to look. This site does all five.
How it is organised
- The reference. 16 guides on how bays are built, sized, serviced, zoned and leased, plus a specification reference and five calculators. No market figures anywhere.
- The record. 11,078 industrial buildings in Calgary and Edmonton from public sources, with the address record evidence that indicates which ones are demised into bays — and an explicit statement of everything the record cannot tell you.
- The featured layer. Bays supplied and authorised by their landlords, owners and listing brokerages.
What we will not do
- Publish a rent, a vacancy rate or a market forecast. None is in our sources and we do not estimate.
- Imply that a building has bays when no record says so.
- Use MLS® System or CREA DDF content, in any form.
- Publish the name of a business licence holder, because those registers include sole proprietors whose record carries a personal name.
- Show placeholder space to make a page look busier.
