Additional rentThe tenant's proportionate share of the building's operating costs, paid on top of net rent. Also called operating costs, op costs, TMI or CAM.
ApronThe paved area immediately outside a loading door, used for manoeuvring and staging.
BayEither a structural module of a building's frame, or a leasable industrial unit. Context decides which.
Clear heightThe unobstructed height from the finished floor to the lowest overhead obstruction.
Commodity classA fire-protection classification of stored goods based on how readily they burn.
Demising wallThe fire-rated wall separating one tenancy from the next.
Dock levellerA hinged plate bridging the gap between a dock and a trailer deck.
Drive-in doorA loading door at floor level. Also called a grade door.
ESFREarly Suppression Fast Response — a ceiling sprinkler system designed to suppress rather than control a fire.
Fixturing periodA period before rent commences during which the tenant fits out the space.
Grade doorA loading door at floor level, driven straight into.
Gross-upAdjusting variable operating costs to what they would be at full occupancy before apportioning them.
Make-up airTempered outside air brought in to replace air removed by an exhaust system.
MezzanineAn intermediate floor over part of a space, often over the office.
Net rentRent for the space alone, exclusive of operating costs. Also base rent or basic rent.
Occupancy permitThe municipal approval permitting a completed space to be occupied for its approved use.
Point loadA concentrated load applied to a small area of slab, such as under a rack post.
Rentable areaThe area on which rent is charged, which may include a share of common areas.
Reserve fundA condominium corporation's fund for major repairs and replacements.
RestorationThe tenant's obligation to remove alterations and return the premises to a defined condition.
Structural bayThe distance between column lines in a building's frame.
Three-phase powerAn electrical supply configuration required by most fixed industrial machinery.
Usable areaThe area actually usable by the tenant, inside its own walls.
